We bought our house a little over 3 years ago. We looked at a lot of houses in person, and when I say a lot, I mean over 20 houses (and this is after we weeded out all the ones that we saw online and drove past that we did not like at all).

There were houses that right when we pulled up into the driveway or walked into the house, we knew they were instant “no’s” for us. I do think that with a little work, that a lot of these houses would have probably been pretty nice, but instead they just didn’t make us want to buy them. And we all want the first house that we buy to scream “PERFECT” right? Why buy something that you can’t see yourself in?

Obviously with the economy the way that it is, there are a lot of houses on the market, so if there are little things that you can do which aren’t too costly, then they might want to be looked into.

Below are some quick ways to sell your house quicker:

1. Make sure your house is properly appraised.

I’ve always heard that houses which are priced too highly in the beginning will sell much slowly, even if the price then drops to where it should be afterwards. Properly price it in the beginning and then buyers will know what they are looking at.

Getting your house properly appraised is a key tool in selling your house quickly. A house that is similar to yours that sold a year ago might not have the same price as it would today.

2. Increase your curb appeal.

Is the grass in front of your house actually just mud and dead grass? This can make many potential buyers not want to look further. There are also many others things that you can fix yourself, such as freshening up the paint in and outside your house, updating or replacing anything which should be fixed, planting flowers and trimming bushes, fixing cracks on the sidewalk or on your driveway, and so on.

3. Consider changing the inside of your house.

Do you have older furniture which could possibly be updated? There are many companies out there which will stage your house to make it more sellable. Having more modern furniture can help a lot. Also removing any family pictures can be helpful as well. If the potential buyer can see themselves moving into your house, then they will more likely jump on the purchase.

4. Take great photos.

There were a lot of houses that we just immediately said no to online, mainly because the pictures were no good. The pictures might have been blurry, there were only 2 or 3, they were taken at bad angles or many other things. If you are not good at taking photos, try finding someone who can take proper real estate listing photos because they can mean a lot.

5. Make sure your house is CLEAN.

This should be an easy tip right? We went into a couple of houses which were just plain old dirty. I still remember one house that had old McDonalds sitting on the dining room table. It looked like it had been sitting there for days.

Make sure your house is clean and always ready for an unexpected showing to a potential buyer. Yes, this might get annoying if you are constantly cleaning your house, but a clean house is better for a potential buyer than a dirty one.
